Nice spacious room. Clean. Stayed for 10 days and the room was cleaned once with a change of bed sheets and towels. I was told when I checked in the rooms are cleaned once per week. Initially, the host/owner seemed perturbed that I showed up for my reservation and she wasn't aware of it. I booked in on Agooda. I had to show her on the app that I had a reservation. She quickly changed her attitude and prepared a room for me. It wasn't the room I reserved but it was a good room. It seems to be a common occurrence in Thailand, when you book a room on an app, it's not always the room you get. So, instead of paying a premium for a better room I learned to book the cheapest room and hope for the best. It turns out, the owner/host is really nice. She always has a big smile and is concerned about your well being. The place is safe and locked up after a certain time in the evening, you need the FOB to unlock the gate to get in. The location is good but not ideal if you want to spend a lot of time at the beach or discovering other parts of Hua Hin. There are lots of restaurants nearby but nothing for budget travellers except the night market nearby called Chang Market (it has another name, I can't remember it). There's also a few places to buy fresh fruit at reasonable prices if you choose the right ones. A few laundromats to cheaply do your laundry nearby. There's one place that will wash, dry and fold your laundry for the same price as doing it yourself B40 to wash and B40 to dry. There are lot's of arrogant expats living in the neighbourhood getting drunk in the nearby restaurants. The walk to the main road that leads to everything is about a 20-25 minute walk. So, the beach is about a 30-35 minute walk away depending on which part of the beach you want to be at. Hua Hin beach is the worst beach. Full of European and North American white trash and trash on the beach, including cigarette butts, plastic, horse urine. The best beaches are across from Market Village Mall, Bluport Mall, and the beach at Khao Takiab. You can take a songthaew for B15 to get to any of the beaches on the main road. All in all I wouldn't stay here again just because of the location. It's a good base though to get your bearings. It's close to the railway station. Service: 4

Didn't stay here but I can't imagine you could get a better breakfast anywhere else in Hua Hin. If you have an English breakfast then bacon and sausage are really good quality. Lovely people and great service
