Stumbled across this fine establishment. Surprisingly quiet and also well maintained. Property has a lovely river running through it. Rooms are spacious and bed was super comfortable. Breakfast was delivered to the room was a nice touch to enjoy on the balcony. There’s also a nice coffee spot next door. Service: 4

Our expectations were blown from the moment we arrived at Tippaya Villa. The whole place is so peaceful and surrounded by nature. There is even a rose garden beside. The staff are very friendly and always happy to help with anything. Breakfast is made to order, with choices of some western options and also local options. It also comes with coffee/tea, and a serving of fruit, which is great. When we ordered dinner, they also served it with fruits, which was amazing. Our room was amazing - very clean and everything is well maintained. Comes with mini fridge and kettle, hangers. Hot water is plentiful for 2 people to shower with. Balcony is wonderful to hang out at. Location is good too, if you drive - there are plenty of cafes/restaurants around, a lot of them situated right beside the river so the vibes are always great. Less than an hour's drive away from Chiang Mai City, Khun Chae National Park, Mae Kam Pong, and lots of other great spots. Just outside (half a minute's walk) is also a nice cafe ARK Coffee, and has great seats right by the river too! Highly recommend if you prefer to be outside of the hustle and bustle of the city. Located next to the main road, safe to drive, with the canal flow of fresh water, sounds very relaxing. The villa is very old, bad smell in toilet. Only 1 staff service for everything, the Thai home cooked food tasted very salty. I was there just for relaxation, no expectation of professional service, so it was ok. Service: 2
